What would you do with 2000 sq feet of warehouse space?

2000 sq feet - on two levels or one? What's the neighborhood like? What's the zoning? Are people going to complain about noise?

Subdivide it into studios, practice space and if legally possible an underground club.

Thanks for your suggestions. The zoning was "light industrial". Underground club would have been cool, but we're not buying the property anymore
